  1. What kind of pets do you allow? Do you permit exotic pets?
    We allow cats and dogs. Breed Restrictions apply. Exotic pets are approved on a case by case basis.
  2. How many pets may I have?
    We allow two pets per apartment.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    Yes. There is a monthly pet rent of $35 for 1 pet and $50 for 2 pets. There is also a onetime, non-refundable fee of $350 for 1 pet and $500 for 2 pets.
  4. What must I bring with me to tour an apartment?
    You must have a government issued photo ID and your checkbook to reserve an apartment! We suggest you bring a camera or use your phone to take memorable photos of our beautiful community.
  5. What are your fees and monthly charges?
    There is a onetime, non-refundable Amenity Fee of $350 and an Application Fee of $45 per person. Residents pay a trash fee of $10 per month.
  6. What are the income and credit qualifications?
    You must earn at least three times the monthly rent. Credit and criminal background are verified through a third party.
  7. What is acceptable “proof of income” to sign a lease?
    One month worth of paystubs or last year’s filed income tax return if you are a business owner. If you are starting a new job, we will accept a signed offer letter on company letterhead.
  8. What happens if I qualify for an apartment, but my roommate does not?
    All residents must qualify for the apartment through the third party credit and background check.
  9. Is my security deposit totally refundable?
    The security deposit is 100% refundable if you return the apartment in a clean condition and there are no damages above normal wear and tear.
  10. If I get a job transfer, can I break the lease?
    Anyone can break their lease by providing a 60 day written notice and paying a termination fee based on the number of months lived in the apartment.
  11. Can I change to a month-to-month lease plan after my first year?
    Yes, a month to month fee may apply.
  12. What utilities are included in my lease?
    Residents are responsible for electric, water, sewer, and trash.
  13. How long is the term of the lease?
    The standard term of the lease is 12 months; however, you may sign a 3-11 month lease subject to the terms and availability based on your move in date.
  14. Do you accept leases for short terms?
    Yes. Please ask your Leasing Professional for details on availability and terms.
  15. Am I required to have renters insurance?
    Yes. We require renter's insurance with a minimum of $100,000 personal liability, and we require that we are listed on the policy as an Additionally Interested party.
  16. Do you offer furnished apartments?
    No, we do not offer furnished apartments; however, please see your Leasing Professional for a referral if you need furnishings for your apartment.
  17. Do you offer corporate apartments?
    Furnished homes are available upon request, please allow 48-72 hours to have home set up with our furnished package. Please ask a Leasing Professional for more details and pricing information.
  18. If something needs to be repaired in my apartment, how do I report it?
    24-hour emergency maintenance services are provided by calling the onsite Leasing Office phone number. For non-emergencies simply call, stop by in person, or submit a request through our Resident Portal on this website.
  19. When is my rent payment due?
    Rent is due on the first of every month.
  20. What day of the month am I liable for a late charge?
    Any payment made after the 5th of the month is subject to a $75.00 late charge.
  21. Will you accept electronic payments from my bank?
    Yes.
  22. Is there a place where I can pay my rent after office hours?
    You may pay your rent 24 hours through our website.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Depending on the length of the stay, they may have to be added to the lease.
  24. Do you have reserved parking?
    Parking is on a “first come, first serve,” basis. We also offer covered parking, which would be an assigned spot, for an additional $30 a month.
  25. I have a motorcycle, where can I park it?
    Our community does not permit motorcycles to be on-site.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes. We want to make sure that they will have access to our pool and other amenities.
  27. Can I install my satellite dish at my apartment?
    Unfortunately, we do not allow a satelite dish to be installed in our community.
  28. Do you have cable TV services?
    Residents may choose their cable and internet provider.
  29. Does the property have a fitness center?
    Yes.
  30. Does the property have a swimming pool?
    Yes.
  31. Does the property offer on-site recycling?
    Yes.
  32. Are gas grills permitted at your property?
    No grills are permitted other than the ones installed in the community picnic areas.
  33. Is there any additional storage space available at your property?
    Most floor plans have additional storage on the balcony/patio.
  34. Are residents permitted to paint their apartment?
    Yes, as long as the apartment is returned to its original condition upon move out.
  35. Will you accept my delivery packages for me?
    Yes, we will accept packages on behalf of our residents and will hold them in the office, but we are not responsible for lost or damaged items.
  36. Do you have a list of Preferred Employers?
    Yes. Please ask your Leasing Professional for more details.
  37. Where do I register to Vote?
